The applicant seeks to rezone the 0.8 acre property from R-20  to NRC (Neighborhood Retail Commercial) to establish a wellness and beauty supply store within the existing 920-square-foot structure.

The Community Development Department has received an intergovernmental notice regarding Rezoning Case Z-11 of 2025, submitted to Cobb County for a property located at 4186 Austell Powder Springs Road.

The site is adjacent to the city’s boundary, and annexation is recommended to ensure consistency with the city's long-term planning and development standards.

In their application, the applicant stated they will operate from the existing structure “for now”, but no information was provided regarding future development plans. Additionally, the site is not currently developed to commercial standards. Should the rezoning be approved, the City of Powder Springs would request that Cobb County allow the city to review the Land Disturbance Permit plans for site access to ensure compliance with city development requirements.
