Staff Notes
The rezoning for this development was approved on April 5, 2021 and allowed for 35 single-family homes and 31 townhomes (Powder Springs Road, West Project). The land disturbance permit was issued on May 20, 2022 (Preston West). The next stage of development is the approval and the recording of the final plat. Once the final plat is approved and recorded, building construction can begin.
Staff recommends that the final plat be approved with the following conditions.
1) Receipt of all subdivision improvement guarantees, including proof of payment for street lights.
2) Approval of as-built of completed infrastructure, detention pond certifications and stormwater maintenance agreement.
3) Any outstanding staff comments are addressed to meet the requirements of the Unified Development Code.
4) Completion of review by City Attorney.
