PZ 21-027 Annexation: Parcels located at Burrow Trail, C.H. James Pkwy & Oglesby.
PZ 21-028 Rezoning: Request to rezone from LI in the County to LI in the City.

APPLICANT: Native Development Group, LLC represented by Joseph K McGorrey.

PETITION:
To consider an Annexation Application to annex into the City of Powder Springs and rezone from LI in the County to LI in the City. The property is located at Burrow Trail, C.H. James Pkwy and Oglesby Road, within land lots 1050, 1096, 1097, 1125, 1126, 1127, 1169 of the 19th District, 2nd Section, and Cobb County, Georgia.


PURPOSE OF THE REQUEST: To develop a 338,550 SF (approx.) Logistics/Distribution Center and a 60,000 SF (approx.) Warehouse/Business Service Building.

LOCATION: Burrow Trail, C.H. James Pkwy and Oglesby Road.

BACKGROUND:
The site to be annexed is currently undeveloped and zoned Light Industrial (LI) in the County. This zoning is consistent with the proposed use, and the applicant requests to maintain LI zoning in the City. The applicant requests to rezone the approximately 10 acres of the adjacent parcel to the north of the annexed lands, i.e., City parcels just south Lewis / Oglesby road. The County supports this annexation and submitted a Notice of Non-objection, dated August 18, 2021. Included in the annexation petition are two County owned parcels, included to eliminate the creation of an unincorporated island. The parcels to be annexed includes two uses approved in the county prior to the annexation. This application will allow the continuation of the storage of the trailers and relocation of the billboard sign as part of this request. Concurrent with the rezoning application are requests for annexation and variances.
