Background Information:
The applicant is proposing a truck inspection facility at 3180 Florence Road. Currently the code does not allow truck emission facility. A text amendment has been filed concurrently proposing a Special use request for truck emission testing facility within the HI and LI zoning district. The applicant has indicated the tenant will only be doing truck inspection of the cab only. The operation will be conducted to the rear of the property in which the operation will not be visible from the right-of-way.
Surrounding Land Use
Subject site is surrounded by industrial and residential zoning district and activities. East of the subject site is residential single-family subdivisions. West, north and south falls within the light industrial zoning district which currently consists of industrial and office uses.
