Recommendation:
Approval of the final plat with conditions:
1) Receipt of subdivision improvement guarantees, including proof of installation of streetlights.
2) Any outstanding staff comments are addressed to meet the requirements of the Unified Development Code.
Background:
The subject site is located at the intersection of Powder Springs Road and Carter Road. The site was rezoned (PZ 21-011) from Light-Industrial (LI) in the county to Planned Unit Development - Residential (PUD-R) along with a small, annexed portion that was rezoned to PUD-R as well. The developer, Traton Homes, is proposing to develop the entire site as a single-family residential subdivision consisting of 110 total single-family units - 77 detached residences, and 33 townhomes. This development will be executed in phases - the phase 1 plat being reviewed consists of 19 detached units and 21 townhomes.
Analysis:
A preliminary plat was reviewed and by staff, Dewberry the city’s engineering consultants, and Cobb County Water Systems (CCWS). Comments were provided to the applicant of items to resolve prior to resubmittal. The revised plat was submitted on
