Background

The subject site is currently runs along Powder Springs Road and Hopkins Road. The developer is proposing to develop 4.46 acres to include 34 townhomes with a minimum building square footage of 1,700 square feet. In facilitating such proposal, the applicant is requesting to rezone from Residential (R-20) to Planned Unit Development- Residential (PUD-R) to allow more flexibility in lot size and building square footage.
Surrounding Land Use:
The site is adjacent to a mixture of residential and commercial uses. Located to the east of the subject site is a nursing home facility within the Community Retail Commercial (CRC) zoning district. North of the subject site are single-family homes within the MDR (Autumn Trace subdivision) and R-20 zoning district.
